Outer Circle is a building of transformation. Transformation of the industrial heritage, transformation of the Yarra River riparian landscape and transformation of materials. The building is robust and confident. The directness of the former industrial structures is expressed in concrete frame of the lower levels. Contrasting high-performing low emissivity double glazing inset into the concrete structure frames the outlook for the occupants while seamlessly balancing acoustic, solar and privacy requirements. Subtle variation across the surface of the building animate the façade. A simple glass volume defines the upper levels of the building. The building embodies the transformation of Yarra Bend.

The landscape is drawn through the building in the colours of the finishes and joinery. Contrast between the natural and raw, the smooth and rough plays out through the interior spaces. Highly functional interior layouts are the norm with natural light to all living and sleeping areas. Wintergardens to the lower levels of the western façade create flexibility up open up or enclose the apartment in response to the external environment.

The surrounding landscape completes the transformation. The alignment of the historic Outer Circle railway is repurposed as the Paper Trail, a new urban linear park that runs the length of the site. At one end, the secluded lush landscape forms the entrance to the Wellness Centre. The landscape varying from lush to open along the length of the Paper Trail. Industrial materials with rusted corten steel and rough faced concrete contrast against the silver grey timber and lush landscaping. The entrance to each building along the Paper Trail identified with a signature material that celebrates the local native flora.
