To keep up with the demands of a rapidly expanding market, BTR needs diversity.
Situated in the Boyd School Precinct of Melbourne’s Southbank, Kavanagh exemplifies how Build-to-Rent can honour heritage while meeting the needs of a modern city.
With a design rooted in authentic, material-rich modernism, Kavanagh contrasts and complements the original brickwork, reinvigorating the 1888 heritage facade as part of the hotel’s food and beverage areas, giving it a renewed purpose for the next century.
By extending Hannah Street along the heritage facade, Kavanagh introduces a new laneway that links Kavanagh Street and Hannah Street, seamlessly connecting to the park and completing the vision for the Boyd School Precinct as a dynamic new community hub for Southbank.
Imagine a building that powers itself. At Kavanagh Street, sustainable design goes beyond aesthetics to deliver real impact. The project’s solar shell is designed to generate a substantial portion of the building's energy needs.
The façade, equipped with advanced solar panels, will produce an impressive 419,020 kWh annually—meeting 19% of the energy demand for the residential apartments. This isn’t just sun-shading; it’s a core component of our carbon-zero strategy.
Rising from the podium, Kavanagh’s two distinct towers embody environmental consciousness at every level. The first tower stands as a refined presence, while the second makes a bold statement on the Southbank skyline.
Both façades are more than visually striking—they’re engineered to adapt to sunlight, optimising energy efficiency as they transform sunlight into sustainable power. Kavanagh redefines Build-to-Rent developments, seamlessly merging sustainable function with elegant form. We are excited for this cornerstone Southbank project to come to life, and look forward to partnering with a developer who shares the vision.
